FOUNDATIONS: The foundations will consist of running trenches filled with reinforced concrete in accordance with the specifications in the "Proyecto de Ejecución y Control de Calidad" (project and quality control).

DRAINAGE: Will consist of P.V.C. pipes of appropriate size, necessary to channel the sewage to a septic tank which will lead to a "soakaway". If a main drainage exists, it will be directly connected to it.

VERTICAL STRUCTURE: Load carrying walls of prefabricated concrete cavity blocks of a depth of 20 cm. A reinforced band is added as extra support for the flooring of the horizontal structure. All the structural corners and joints will be reinforced with concrete for connection with the above described reinforced bands.

HORIZONTAL STRUCTURE: The flooring is formed by pre-stressed concrete beams with a depth of 18 cm., bison type blocks, electrowelded wire mesh with a compressed concrete coating to a depth of 3 cm to form a total flooring thickness of 21 cm minimum.

PARTITION WALLS: Cavity ceramic bricks 7 cm. thick forming interior walls as well as the cavity area in the perimetric walls.

INTERIOR AND EXTERIOR PLASTERING: The interior walls will be plastered. The exterior walls will be finished with cement mortar.

EXTERIOR FINISHING: The lower part of the walls will be faced with natural stones, so as to protect this area from the pavements. Exterior terraces, which are 50 cm above ground level will be finished with balustrading model "511" or a similar, of our catalogue. The exterior frame of the windows will be of composite stone type "tosca", matching the porch pillars.

ROOFING: Will be placed over the last floor or ceiling, by constructing small walls of ceramic blocks to form the pitches and then waterproofed with asphalt sheeting and finally tiled in old Arabic style. This roofing method creates air cavities, which improve the thermal insulation of the house. The exterior roofing, covering porches and terraces, if included in the project, will bee of "Campaña-style". The pitches will be constructed on wooden beams, visible form the inside, with the same overall finish.

CARPENTRY: Exterior carpentry will be of white laquered PVC or aluminium, the Interior one, of Swedish pine, well varnished. All doors and windows will have their corresponding iron fittings. Bedroom windows will be fitted with rolling blinds.

GLAZING: All exterior windows will be double glazed + cavity (Climalit). In case there will not be protection grills the glass will be Climalit + Security

GRILLS: Exterior curved wrouht iron grills will be placed in all ground floor windows except if where security glass is fitted.

PAINTING: The whole house, inside and outside, will be painted in white plastic paint. Interior carpentry will be conveniently varnished.

FLOOR AND WALL TILING: There will be floor to ceiling ceramic tiling in both bathrooms and kitchen, with tiles of the client's choice, always respecting a standard price of up to 12€/m2.

BATHROOM FITTINGS AND TAPS: Bathroom fittings will be supplied by ROCA, DAMA model or a similar one, always white coloured. Taps are chromium plated using the popular mixer system series LOGICA. An electric hot water boiler will be fitted.

ELECTRICITY INSTALLATION: The installation will be done according to the project specifications using high quality materials (SIMON series 29 in white or similar). Telephone and television connections will be provided. Electrical power 5.5 kw.

HEATING: All houses will have the pre-installation of heating pipes, avoiding additional cost and work should central heating be required at a future date.

KITCHEN: Kitchen furniture will be made of pine wood or similar, "provenzal" pattern. A double stainless steel sink unit J-80 or J-90 model by ROCA will be installed. The kitchen work top will be in granite, "Rosa Porriño" model or a similar one.

FIREPLACE: The materials used are typical of the area such as wood and refractory bricks.
